My family has lived here for 4 years The new manager in the office Katrina has to be the most unprofessional property manager they have had yetShe chooses when to be reliable about the apartments maintenance needs The complex has car theft now The place is no longer senior friendly and there is constant stealing of packages Not to mention the loud music coming from speeding cars She has slowly let the complex go down since her arrival Forest lake was once very safe The numerous 5 star reviews are clearly incentives or asked for they all mention her name what a coincidence She has ruined the community feeling this complex once had Please look into new professional management Timberland

Its unfortunate that when you contact the communities to request if they accept section 8 housing vouchers they respond yes but you have to make 3s the rent If you guys educate yourself properly before stating you accept vouchers you would know most tenants on section 8 have a voucher because they dont make conventional 3s the rent With the voucher paying majority of ones rent the correct way to calculate a tenant making 3s the rent with the voucher should be 3s their portion For example 11 going for 1300 but the voucher covers 1200 this then leaves the tenant a balance of 100 to pay directly to the property The tenant then should be responsible for having 3s their portion of 100 which would be 300 dollars You properties keep saying you accept housing vouchers but then keep the qualifications the same for those wishing to use it If you dont want to accept section 8 tenants please just state that instead of keeping the qualification 3s the conventional rent Also keep in mind if you have anyone on a voucher making 3s conventional rent that is FRAUD you both could be in trouble by the government Thank you

Central Manor Apts is right here in Daytona Beach This is an apt building for independent living seniors over 62 n its Daytona Beaches hidden gem It is income based Hud housing for low and moderate income seniors rent that is based on 30 of income This is a very well organized clean quiet seven story building with large one bedrm apts each apt is equipped with a nice sized kitchen featuring refrigerator stove garbage disposal n brand new granite top counters n cabinets Large living rm has a huge walk in closet big storm proof windows n a ceiling fan the bedrm also has a big closet n big windows The apts are also equipped with central air condition Bathrms have safety bars in the shower n newly installed granite counter top n cabinet there is emergency pull cords in the bathrm n bedrm There is a nice size laundry library n game rm with a pool table in the building Every Tuesday is bread day which is very generously donated from Publix n bread is free Twice a month we have a shopping bus driven by a volunteer from the church next door that takes our residents that do not drive to walmart aldi n publix for free We also have a large community room where there are a variety of programs including bingo Central manor has a wonderful professional well organized staff that keep this building running n clean Dawn is the property manager then theres Marsha Stacy n Barbara all work together to keep 154 tenants happy n safe Our maintenance staff is Brian Kevin n Victor who have very difficult jobs keeping this building clean n running We also have 24 hr coutesy officers that make sure we are safe n all visitors are made to sign in and out This is a locked building visitors n deliverys must ring a bell to gain entry n all residents have to use a key this is for our safety Residents are required to call or sign in daily this is also for our well being since its a building for seniors many advanced in age We have several great accessible apts for residents who have disabilities age restrictions are more flexible This building is for independent living it is not for people that need assistant living Smoking is not permitted in the building there is an area outside for smokers Pets are allowed size n weight restrictions apply small dogs up to 20 lbs n cats are allowed but only one pet per apt There is a pet fee of 300 that can be payed in monthly payments which is refundable if the pet dies The waiting list is long n can be a 12 year wait but it is worth the wait no other over 62 senior building in Volusia county compares to central manor Ive been a resident now for over 2 years n I luv the staff building n my apt as much today as when I first moved in So if you are 62 or over n looking for a great apt with affordable rent or know someone who is looking for one fill out an application n get on the list I live on the top floor n I have a pretty spectacular view

Overall relatively quiet and convenient to a lot in the area which is great Cute floor plan and I love the little patio The maintenance guy is very nice and hes a blessing for sure My only gripe is that the parking has become an absolute nightmare If a resident wants to reserve a spot they have to pay for a spot I could see if this was a luxury apartmen

Overall relatively quiet and convenient to a lot in the area which is great Cute floor plan and I love the little patio The maintenance guy is very nice and hes a blessing for sure My only gripe is that the parking has become an absolute nightmare If a resident wants to reserve a spot they have to pay for a spot I could see if this was a luxury apartment complex or if there was a good parking lot with more than enough spaces to do that but that is NOT the case Sometimes when I come home there are people parked in the grass for lack of parking anywhere The whole paid reserved spot horse hockey has resulted in other residents who may not have extra funds to pay for a reserved spot having to trudge across a hot asphalt parking lot in 100degree heat to get to their apartment typically about three buildings away from where they had to park and thats if theyre lucky Some are trying to carry little kids or struggling to keep their little ones from running out in front of cars while trying walk a ways from their car to their apartment some are in business suits including high heels some are elderly some are disabled or just fragile enough to really struggle with this and theres at least one nurse whos already on her feet for hours who now has to come home and have to park at least three buildings over Its one thing if youre parking one building over from your apartment but three buildings over or having to resort to parking in grass somewhere is just ridiculous not to mention unsafe It would make so much more sense to assign each resident a spot of their choice for one vehicle at no charge and then charge for a reserved spot for any extra vehicles a resident has It would be more sensible and better care toward the residents as a whole The parking lot layout is very poor as it is without this nonsense
