The space has a lot of potential and I really love nearly all of my neighborsnnUnfortunately the complex is ridden with mold and water damage everywhere both the common areas and inside the units Ask any resident and they will tell you that they have brown stains and bubbles in the paint all over the ceiling and walls The pipes in the garage leak all the time The same pipes run through the walls ceilings and floors and of course they will leak in the drywall toonI have brown stains around some of the cracks in the ceiling and have been experiencing the typical mold sickness symptoms whenever the windows cannot be kept open So I purchased a mold test kit and tested the floor carpet in an area of the master bedroom near the wall The lab found a level of spores for black mold 55 times the threshold for very high I sent the results to management and upper management responded that they wont do anything unless a certified mold inspector certifies there is mold and that I would have to pay for the inspector The lease however talks specifically that mold and water damage must be immediately reported and does not say that a certified mold inspector is necessary Many neighbors I talked to also report a persistent musty smellnnThe windows are leaky to the point that even when they are closed if it is windy outside things move inside the rooms because the wind seeps right through So winters are miserable You do not control the heating and if it is windy outside even a little bit you can expect 63 degrees or less inside The window frames are warped all around so remediating to have windows without holes is physically impossiblennRent is increased of about 100 per month every year I have lived here for about a decade and I pay 150 more per month than new leases despite having paid rent on time every single month no exception They reward a decade of loyalty with exorbitant rentnnNo unit renovations take place not even the basic upkeeping so you live in a more and more run down place that costs more and more From time to time they do completely useless renovations to the facade Lately they replaced all balconies floor planks and rails They got wood so cheap for the floors that two weeks later it started rottingnnCarpets are beyond dirty both in the hallways and in the units I really wish they just put vinyl instead of nasty carpet Last time they shampooed the hallways was 6 years ago They smell of dirt and mold and have years of pets pee vomit and excrement caked in it Management stated that they do not have a threshold of years after which they changed the carpet and that carpet can last for decades Well that is not true according to the Attorney Generals office They said after 7 yrs carpet is deemed to be unusable however it would take court action to make them replace itnnAnother problem is in the winter They have a company plowing the top layer of snow but they do not pay for salting so the plows leave a thin layer which then becomes slippery ice and you risk falling every single time you cross the parking lot Either leave the whole snow so that at least there is some traction or remove all of it and put some salt few dollars worth that could save serious accidents and injuries to the residents

I made an appointment with Joel the new property manager at Sterling Ponds on 02112020nnI was to tour an apartment that was available for 0501 which was perfect for menI get to my appointment only to find out Joel couldnt reach the renter to set up the tournnDisappointing yes but not the end of the worldnnInstead we toured the regular rental building where the apartment layouts are similar but quite a bit more expensive I was shown the style of the one I was interested in which was fine but then he made it sound like I could rent one of those instead I had told him I had a budget and was only interested in the senior side for now and that I still wanted to see the unit that was for rentnI set up a follow up appointment the next week hoping I could finally view the apartment and if I liked it lease it right thennnApparently according to his assistant he rented it right before my next appointmentnnWhat makes me angry is that he knew I was interested and didnt give me a courtesy call to let me know that someone else was prepared to lease immediatelynThe second thing he he didnt do was call me back when I spoke to his assistant and she told me it had been rentednI wanted him to call me back to ask about the possibility of me renting on the more expensive side until a senior unit opened up but he never returned my request for contactnnHe lost just me a lone long term renter in a sea of long term renters so I can see why blowing me off was of no concern to himnnNeedless to say as long as hes the property manager I wont waste my time trying to lease therennNice property but managed by inexperienced or incompetent managernnVery disappointingnVery unprofessional and not very good customer service
